How has the current economic climate affected private lending?

Uncertainty has made private lending even more essential. As banks and conventional lenders pull back, borrowers still need capital - especially to seize opportunities in land development or repositioning distressed assets.

What requirements does a borrower need to get funded fast?

A well-organized submission is key. The Funder will look for items such as, but not limited to, a clean title, a clean Phase I Environmental Report (dated within 6 months), and an independent appraisal. Having those items ready upfront allows them to evaluate the deal efficiently and move forward without unnecessary delays.

What is the collateral required for mortgage loans outside the US?

To obtain a mortgage outside the US, the mortgage lender requires that the borrower owns real estate or land worth three times the requested mortgage (minimum $3M and maximum $50M).  These assets would act as risk collateral for the lender.  In other words, the lender is offering a maximum 35% LTV outside the US.

Any misconceptions about private lending?

Yes, that it’s a last resort. Private capital can be a strategic choice. Many borrowers choose this funding as an intentional bridge to bigger things-acquisition, working capital, stabilization or a construction start. The smartest borrowers understand that speed and flexibility can unlock value that others miss.

What is the typical loan size and borrower profile?

Their sweet spot is between $1 million ($3 million internationally) and $50 million, but they have gone higher. Borrowers will be considered when time is tight, or the property type is not favoured by conventional lenders. Our Partners work with developers, investors, and brokers who need a partner that can move fast and think creatively.

What sets this Funding Group apart?

They are a direct private lender focused on delivering capital fast-especially when time is critical.

They specialize in real estate-secured loans for acquisitions, construction, refinance and cash-outs, with a reputation for stepping in when banks and traditional lenders cannot or will not.

Because they are direct lenders, there is no red tape-no committees, no waiting around.

What types of properties are funded?

Land, multifamily, retail, industrial and hospitality - they fund it all. But what truly sets them apart is their ability to lend on raw or entitled land, which most lenders avoid.

Why are raw land deals so difficult for traditional lenders?

Because they are considered high risk. Raw land does not produce income, and most banks will not take on that kind of uncertainty. Our Partners look at the value of the collateral – whether it be raw, undeveloped land or a completed property.
